What Homeowners Can do Themselves to Maintain Their AC System This Summer

Safety First

Take care that you know where the outside disconnect switch is located and how to switch the unit off.  Not only should you be diligent in switching the system off when performing maintenance.  But this is also important for all homeowners to know in case the system malfunctions during normal operating times to ensure no further damage.

• Check and clear leaves and debris away from the condenser unit insuring 12 inches of clearance 
• Allow grass to grow up to the unit to reduce dirt from being drawn into the condenser coil
• Visually inspect the condenser fan motor for signs of wear and tear including oil leakage
• Visually inspect compressor tubing and wires for damage
• Clean condenser coil by brushing off dirt, dust, pollen, and debris.

Indoor unit

Safety First

As with the outdoor unit, it is important to turn the power to the system off before any maintenance.  You will need to switch off the breaker to the indoor unit in your main electrical panel.  

• Check the blower housing for debris, clean
• Check evaporator coil for proper drainage, clean by pouring a cup of white vinegar down the drain
• Check ductwork for leaks
• Check air filter, clean or replace
• Verify that there is no water coming out of the secondary drain

By checking these items, you will be making sure your unit can operate with efficiency and avoid breakdowns at inconvenient times. Cleaning debris and dust will prevent the unit from unnecessary wear and tear.
